CondoAI was founded by Douglas Baker, a former licensed condominium manager (OLCM) in Toronto, and Art Katsaga, a former service provider in the Ontario condo sector.
Douglas spent nearly a decade managing condos and struggling with the quest most condo managers in Ontario know all too well: chasing the impossible balance between fulfilling contractual obligations at work and anything resembling a healthy lifestyle. He loved the job, but providing the quality of service that owners and residents truly deserve meant feeling like he was always running through quicksand, and he knew that would never change without a fundamental paradigm shift.
He knew the problem was not about people dropping the ball so much as it was about the “why?”

13 Properties
At one point before leaving the profession Douglas was simultaneously managing 13 properties. Nearly all had been neglected for years prior to his arrival. Many were carrying legal issues, deferred or forgotten maintenance & repairs, compliance failures, and some with serious structural problems reserve funds could not cover. He knew the problem was not about people dropping the ball so much as it was about the “why?” That story has not changed to this day.
The Real Problem
Ontario alone has ~13,000 condo corporations covered by a heavy and layered regulatory blanket and it faces a persistent shortage of qualified licensed managers to properly navigate those regulations. Too many volunteer boards are making critical decisions worth millions in value without the professional guidance they need. Too many owners feel that nobody is listening, so tribunal cases are piling up. Most often the real issue is another manager has simply run out of hours in the day.
Stepping Away
So Douglas stepped away. He moved to Thailand, took 3 months to walk the Camino de Santiago across Northern Spain, spent 6 weeks in the UK and then returned to Southeast Asia, all while planning something that would actually help close the gap between the work-to-do and the resources required to do the work.
The Reset
He dusted off his tech skills, completed a year of refresher coursework, and came back to task with a clear picture of what needed to be built.
